The Complete Apartment Furnishing Checklist for Moving to Dubai

Most people moving into a Dubai apartment don't underspend on furniture — they under-plan it. They buy a sofa in week one, a bed frame in week three, realise there's no mattress on the way, and are still sitting on the floor for dinner a month later.

This is the order things actually need to happen in, based on what our delivery team sees most often go wrong.

Before you order anything

Three things to check first — they cost nothing to check now and a lot to fix after delivery day.

  • Lift access. Measure your building's lift — internal depth, width and door height. If a sofa or wardrobe won't fit, it has to be disassembled for transport or it goes back.
  • Delivery rules. Many Dubai towers need a delivery NOC, a booked service-lift slot, or restrict delivery to certain hours. Check with your building management before you pick a delivery date.
  • Your move-in date, realistically. Work backwards from it. Most furniture packages are delivered and assembled within 3–7 days of ordering, so order with that lead time in mind, not the week you move in.

The order that actually works

If you're furnishing gradually rather than all at once, this is the sequence that avoids the most common regrets.

1. Sleep first: bed, mattress, curtains

A bed frame without a mattress is a very expensive shelf. Order them together. Curtains matter more in Dubai than most places — bare windows mean full sun exposure and no privacy from neighbouring towers, often from day one.

2. Somewhere to sit and eat: sofa, coffee table, dining set

This is what turns an apartment into a home you can actually live in, not just sleep in. A dining table also doubles as a desk in most one-bedroom setups — worth considering before buying a separate desk.

3. Storage: wardrobe, dresser, bedside tables

Easy to postpone, painful to live without. Clothes in suitcases for two months is the most common complaint we hear from new-expat customers who furnished in the wrong order.

4. Lighting

Every standard Dubai apartment comes with the same cold ceiling downlights. They're fine for cleaning, not for living. A couple of table or floor lamps change how a room feels more than almost anything else on this list, for the least money.

5. The finishing layer: rugs, cushions, mirrors, décor

Last on purpose — easy to add later, easy to change your mind about, and the first thing people over-buy when they do it too early.

Furnishing all at once vs. in stages

Buying everything in one trip is faster and, for a full apartment, usually cheaper — one delivery instead of several, and one coordinated visit for your building's lift booking instead of repeat trips.

If you're renting, not buying property

The furniture is yours, not fixed to the unit — no landlord permission is usually needed to bring it in, though your building may still require a delivery NOC. If your lease ends and you move to another UAE apartment, it can move with you.
